All docks and structures located on the shoreline or within Lake Cushman require a use permit from Tacoma Power.
Permits are non-transferable.

The new sublessee must apply for a permit within 45 days of the closing and sublease transfer to receive the best available rate.

Timely application helps retain any potential “prior existing use” status that may apply to the structures.

🏡 2026 HOA Assessment Information
📅 Monthly Billing & Due Dates
  • HOA assessments are billed monthly and are due on the 1st of each month.
  • A grace period is provided until the 10th.
  • Late fees are applied on the 11th for any past due accounts.
💰 Assessment Breakdown
  • HOA Fee: $142.00/month per full-fee lot
    (or $1,704 annually, not including contiguous lot fees)
  • Maintenance & Operations Fee: $83.00/month
  • Reserve Contributions: $59.00/month
  • Contiguous Lot Fee: $25.00 annually
    (Due January 1st each year)​
A fee of 2.95% will apply to all credit card payments.
​Please keep in mind the processing time for credit card payments is 3-5 business days.

  • Water bills are issued monthly.
  • Payments are due on the 15th of each month.

  • Base Rate: $91.00 per month
Credit / Debit card payments of $0.01 - $300.00 will incur a $2.95 fee. Payments over $300.01 will be charged 2.75% of the transaction. 
E-Check Fee is $2.00 up to $5,000
Credit / Debit cards can be used to make payments online, by phone, through text to pay or in person.

Joint Statement received, October 28, 2025 from both TPU & LCC Regarding Lease Renewel

Tacoma Public Utilities (TPU) and Lake Cushman Company (LCC) began negotiations in late September 2025 to update and extend the current lease for the Lake Cushman community. The current lease remains in effect while negotiations progress. TPU and LCC are committed to clear communication throughout this process. LCC will share updates as negotiations move forward.
For any questions, please contact the Lake Cushman Company at 425-775-3880, as Lake Cushman Maintenance Company (LCMC) has no further information other than what this statement reads.
