🏡 2025 HOA Assessment Information
📅 Monthly Billing & Due Dates
  • HOA assessments are billed monthly and are due on the 1st of each month.
  • A grace period is provided until the 10th.
  • Late fees are applied on the 11th for any past due accounts.
💰 Assessment Breakdown
  • HOA Fee: $134.00/month per full-fee lot
    (or $1,608 annually, not including contiguous lot fees)
  • Maintenance & Operations Fee: $78.00/month
  • Reserve Contributions: $56.00/month
  • Contiguous Lot Fee: $25.00 annually
    (Due January 1st each year)​
Annual Lease fee paid to Lake Cushman Company (LCC) 
NOT Lake Cushman Maintenance Company (LCMC)

$182.77 per lot or $822.47 for waterfront lots
Paying by Credit Card
HOA - 
A fee of 2.95% will apply to all credit card payments.
Water - Credit / Debit card payments of $0.01 - $300.00 will incur a $2.95 fee. Payments over $300.01 will be charged 2.75% of the transaction. E-Check Fee is $2.00 up to $5,000

Reserve Funding Progress at LCMC
​

We’re making meaningful progress in strengthening LCMC’s financial foundation.
  • HOA Reserves
    In 2024, HOA reserves were 15.8% funded. This increased to 19.1% in 2025, with projections showing a substantial rise to 38.9% funded in 2026.
  • Water Reserves
    Water reserves were 3.6% funded in 2024, dipped slightly to an estimated 3.2% in 2025, but are expected to climb significantly to 26.6% funded in 2026.
These improvements reflect our commitment to long-term sustainability and responsible financial planning.
